Description of application – Construction of four storey rear extension, front extension and additional upper storey level extension to the existing building forming an additional 8 x 2 bedroom flats and 1 x 3 bedroom flat in connection with a revised flat layout in the existing building forming 4 x 2 bedroom flats and 1 x 3 bedroom duplex flat.  Provision of front and rear parking, amenity space, cycle storage together with formation of new vehicular access and associated landscaping.

 

The Development Control Manager advised Members that if the application was granted, a Building Regulations condition should be added.

 

The application was amended by plans received on 8 July 2016.

 

Members having considered the report and objections, RESOLVED that PERMISSION BE GRANTED as recommended, subject to the conditions and informatives set out in the report of the Chief Planner with the addition of a further condition and informative to read:-

 

29  The development hereby permitted shall be built in accordance with the criteria set out in Building Regulations M4(2) ‘accessible and adaptable dwellings’ and shall be permanently retained thereafter.

 

Reason: To comply with policy 3.8 of the London Plan 2015 and the Mayor’s Housing Supplementary Planning Guidance 2016 and to ensure that the development provides a high standard of accommodation in the interests of the amenities of future occupants.

12  Conditions imposed on this planning permission require compliance with Part M4 of the Building Regulations.  The developer is required to notify Building Control or their Approved Inspector of the requirements of these conditions prior to the commencement of development.
