Description of application – Demolition of existing detached bungalow and erection of pair of two storey 4 bedroom semi-detached dwellings with vehicular accesses, 4 car parking spaces, cycle storage sheds and bin stores.

 

Oral representations in support of the application were received at the meeting.

An update to the officer’s report was reported and circulated at the meeting.

The application was amended by documents received on 4 August 2016.

In the event that permission was granted, a condition relating to street trees would be added.

Members having considered the report, objections and representations, RESOLVED that PERMISSION BE GRANTED as recommended, subject to the conditions and informatives set out in the report of the Chief Planner with the addition of a further two conditions and an informative to read:-

16  Details of the proposed slab levels of the building(s) and the existing site levels shall be submitted to and approved in writing by the Local Planning Authority before work commences and the development shall be completed strictly in accordance with the approved levels.

Reason: In order to comply with Policy BE1 of the Unitary Development Plan and in the interest of the visual and residential amenities of the area.

17  The development hereby permitted shall be built in accordance with the criteria set out in Building Regulations 2010 M4(2) ‘accessible and adaptable dwellings’ for the units identified in the application as non-wheelchair units and shall be retained permanently thereafter, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To comply with Policy 3.8 of the London Plan 2015 and the Mayor’s Housing Supplementary Planning Guidance 2016 and to ensure that the development provides a high standard of accommodation in the interests of the amenities of future occupants.
